El Rancho San Benito Master Plan
San Benito, California (1991)
This project is a 3,600 acre "new town" in Northern California.
The plan has a town center, incorporating commercial, office, cultural, civic, recreational and residential uses. Residential neighborhoods are pedestrian friendly and transit oriented. Residents will always be within 1,200 and 1,500 feet of a bus stop and 500 feet of a pedestrian path. 1,300 of the 3,600 acres will be devoted to 9,000 residential dwellings.
Fifteen percent of the residential area targets seniors. With three types of project clusters. Other residential units include townhomes at seven to nine units per acres, stacked flats over parking at 12 unites per acres, and other condominiums at 12 units per acre.
There will be two 18 hole golf courses, a resort conference center direct access to regional rail service to San Jose, a 300 acre business park, and a total of 1,000 acres of open and recreational space, including the town commons in the town center. At least one YSA principal participated as design architect, supervising architect and/or senior designer while associated with the architect-of-record for this project.
