Villa del Norte

Rancho Cucamonga, California (1995)

This master plan is for nine acres. A neighborhood of 88 two-story rental homes with a daycare center and community meeting hall, is organized as a neo-traditional American town. The affordable dwellings are arranged into six unit groups around small courtyards. This local organization helps neighbors mutually monitor their common space and encourages them to develop strong neighborhood bonds normally reserved for neighborhoods of homeowners.

Circulation through the site is limited, and the mix of small, medium and large houses are separated by one-story garages. The varied building heights describe individual homes while creating independent backyards.
